Portsmouth NH Real Estate for the first half of 2017

The first six months of 2017 have passed so we can take a look at the Portsmouth NH real estate market to see what's been happening. 

The Portsmouth homes market has been very, very active this year with a limited amount of homes for sale and high buyer demand. 

Here's what he Portsmouth absorption rates look like for the first half of the year. 

Any number under 6 indicates a seller's market; a number close to 3 indicates a hot seller's market.. 

In the Portsmouth market we're seeing very low marketing times and multiple offers on listings with 'over the asking price' being common in more desirable areas like Little Harbor and the souther end of town.

Should I Buy a Home Now?

We're often asked if this is a good time to buy a home. Some clients are concerned that home prices may fall down the road, while others are convinced that home prices will go up.

Home prices are one factor in determining your cost of ownership, but so are interest rates and financing availability. Even though interest rates have fluctuated, they are still near historic lows. Since your monthly mortgage payment is a combination of paying down your principal and paying the interest owed, a one point rise in interest rates could cost tens of thousands of dollars over the life of your mortgage!

This week for Portsmouth NH and the surrounding areas, the forecasted cumulative returns on home values are 5.4% at 1 year, 9.6% at 2 years, and 12.4% at 3 years.
